Candles
Open flame candles have been found to be a severe fire hazard and their use is prohibited from use in all of our properties.
Barbecues
Flammable Liquids
Gasoline, kerosene, mineral spirits, etc., constitute a serious danger and are prohibited.
Furnace Filters
Furnace filters need to be changed once quarterly and this is the responsibility of the tenant. Caras Property Management will replace the filters when servicing the furnace.
Repairs
If you have something that needs repaired, please contact Caras Property Management immediately. Do not wait until you come into the office to pay rent.
Key Replacement
If you need copies of your keys made, Caras Property Management can make one for you upon your request and proof of identification. There is a charge for replacement or duplicate keys.
Emergency Repairs
24 hour EMERGENCY ONLY REPAIR calls can be made to your local Caras Property Management office. Follow the prompts and leave your name, phone number and address when calling for emergency assistance.

Halogen Lamps
The Consumer Product Safety Commission issued a warning about the dangers of halogen lamps, and the excessive operating temperatures of 970-1200 degrees Fahrenheit that they produce. Curtains, clothing, paper items and so forth burn quickly when they come in contact with high voltage bulbs. Light bulbs greater than 75 watts either incandescent or halogen are not allowed. Please turn off halogen lights when not in use.
Cable & Satellites
You are allowed to select any cable or satellite provider however satellite dishes are NOT allowed to be installed on any Caras Property Management rooftops or buildings.
When having satellite or cable installed, a Caras Property Management representative MUST be present for the installation.
Fire Alarms, Fire Equipment and Smoke Detectors
All possible measures are taken to assure the safety of our residents. Tampering with fire alarms, smoke detectors and fire equipment is prohibited because of the possibility of hindering tenant response in the event of a fire. Prosecution by Law Enforcement is the penalty for setting off false alarms, the unauthorized use of fire equipment and setting fires. Smoke detectors are provided in all rental units are are not to be tampered with. If the smoke detector does not work, it is your responsibility to contact Caras Property Management right away for its repair or replacement.
Security
Law enforcement is the responsibility of the Police Department or Sherrif’s Office. Please call 9-1-1 for emergencies. Keep all doors and windows of your unit locked during your absence. Keep parked cars locked. Neighbor disputes, noise complaints after quiet hours of 10pm- 9am, theft, burglaries, and mischief are all issues in which the police should be contacted.
Weather Precautions
Winter Weather Precautions
From late October through April the weather in Montana can be very cold and unpredictable. In the event that damage occurs due to your failure to comply with these precautions you will be held responsible for the cost of repairs.
- Do not leave your home unattended for more than one week at a time. If you must be gone for an extended period, be sure to notify Caras Property Management and tell us who will be checking your unit while you are gone. During extremely cold weather, your unit must be checked on a daily basis. Do not turn your heat or your electricity off. Leave the heat no lower than 55 degrees. Montana Code requires tenants to notify the manager of any absence in excess of 7 days.
- Keep all windows shut to conserve energy. Do not leave windows or doors open for pets (where allowed).
- When the temperature drops to 0 or below, open cupboard doors under sinks and leave water dripping slightly on all faucets if you live in an older unit. Do not leave dripping water unattended.
- Disconnect all hoses from outside faucets until spring.
- Replace furnace filters quarterly, the furnace will run more efficiently if you do. Keep all items at least 3 feet from heaters.
- Remember to check your smoke detector quarterly. If it doesn’t work, replace the battery. If it still doesn’t work, call Caras Property Management immediately.
Use common sense – cold weather can be dangerous.
