Our online application process is simple and straight-forward.

Submit An Application
Apply directly online, or contact your local Caras Property Management office if alternative arrangements are needed for submitting your application.
Set-up a Property Showing
When you find a property you are interested in, contact your local Caras Property Management office to view the listing to determine if it will fit your needs.
Important Reminders
- Submit one application per applicant. You may have a couple properties you are interested in but you only need to submit one application.
- When applying as a group, the First/Primary applicant must invite the additional applicants to link the applications. Additional applicant(s) will be sent an email link to start their application process.
- All adults over the age of 18 who will be living in the property will need to apply separately.
- Incomplete applications are not processed, so please don’t leave any spaces blank or your application will get automatically rejected.
- Be prepared to upload your photo ID, previous 60 days proof of income, pet vaccination records/county animal licensing(if applicable).

How long does it take to process applications?
Applications are processed in 5 business days.
How will approval be determined if several applicants are applying for a property?
Applications will be approved based on the individual who is the most qualified.
Do you allow pets?
We have several properties that allow pets, and that is indicated in the listing posting on our website. Restrictions and charges are indicated within each individual property, with one dog or one cat where allowed.
What are the income and credit requirements to rent with Caras Property Management?
Your income must support the monthly rent, and our professional property managers can provide detailed information on how this is figured (Net income of 3x rent minimum). We require proof of income for the past 60 days. Additionally, credit references must be included in your application to establish credit.
Do you check references for prior rental history?
Yes, we do. We verify applicants’ rental history, and if we are unable to verify and connect with prior landlords, your application may be rejected. You must include your prior landlord’s current email address and phone number.
If I have a criminal record, will my application get rejected?
If you have been convicted of a felony, your application may be denied.
Do you require a security deposit?
Yes, as soon as your application is approved, you can put down the security deposit for any listing you qualify for.
What is included in the move-in charges?
Our move-in charges include the first month’s rent, utility fees, and pet rent (if applicable). Proof of renters insurance is required at the leasing signing.
How do I schedule a showing?
To schedule a showing, contact your local Caras Property Management office. Please note that showings are in-person only; no proxy showings are allowed.
